A New Neighbourhood in a Premier Location

Developer Mudra Tropika Sdn. Bhd. proposes an all new housing concept – in a prime residential location in the City of Johor Bahru.This development is along Nong Chik Road, off Kolam Ayer Road, less than a kilometer from the Hyatt Hotel. On this 40 acre site now is an mature residential neighbourhood consisting of single and double storey houses. This site is already well-served existing schools, mosque, restaurants. It is also nearby a city park and the seaside along Skudai Road.



The Honeycomb layout is very different from the terrace housing found everywhere in Johor Bahru. Clusters of houses are arranged on the gently sloping land, that overlooks west towards the palace grounds on Bukit Serene.



Cars have to travel slowly on the winding roads of this cul-de-sac development, allowing children to play outside their homes. In the middle of the courtyard are trees with large, leafy canopies that provide generous shade that cool down the outside environment.



The generous shade also reduces the absorption of heat by hard surfaces like roads, thus reducing the ‘heat island effect’ especially found in bare urban areas.



This development also includes in it shops, offices and a new mosque. There is a primary school and a religious school just next to the site. Footpaths link the cul-de-sacs to provide direct routes to shops and other amenities for pedestrians. The footpaths also serve as a jogging track



The Honeycomb layout has to manage a 28m level difference – from the lowest point at Kolam Ayer Road to the highest point along Nong Chik Road. This sloping site is terraced such that the difference in level between successive terraces is not more than 4 meters. Minimal change is made to the original terrain, preserving it's hillside character.
